The housing stock

Californian bungalows, interwar brick and a scattering of Victorian through Hawthorn, Kew, Camberwell, Canterbury and Balwyn, most of it renovated at least once and much of it renovated recently and expensively. Bungalow roofs have good pitch and workable space, but the deep eaves need care at the perimeter where insulation must reach the top plate without blocking the ventilation path. Surrey Hills and Mont Albert bring more modest interwar stock into the mix.

Access and local constraints

Access is generally good, with driveways and side access on most blocks. The complication here is not getting to the house but what has been done inside it. Ceilings have often been re-sheeted, hatches relocated or removed entirely during renovation, and in a few cases built over. Where a house has had a second storey added, the original single-storey roof space survives only over part of the footprint and is reached from a different point than anyone expects.

Climate and timing

Standard metro conditions, slightly cooler through the eastern suburbs than by the bay. The enquiry here is rarely about being cold, because these houses are generally well heated. It is about running cost and about a renovation that improved everything except the roof space above it. Summer heat in a west-facing bungalow with an uninsulated ceiling is the other thing that brings people to the phone.

This is the catchment where the renovation history matters most and where the largest share of properties turn out not to qualify. Downlights through kitchens and living areas are near universal in houses done in the 2000s, and they have to be dealt with by an electrician before anything else happens. Recent extensions are common and put part of the ceiling in a different position from the rest. Where a house does qualify, it is usually the untouched original bedroom wing that carries the work.
