Access and local constraints

Period housing with high ceilings has a lot of roof volume but little useful working room at the eaves, and the access hatch is often in a hallway with an original plaster ceiling below it that needs protecting before anything starts. The postwar housing through Wendouree and Sebastopol is conventional and straightforward by comparison, with proper standing room near the ridge. Distance from Melbourne makes grouping properties worthwhile, and the local building stock is consistent enough street by street that several properties in one area are usually in similar positions. Newer estate housing at Alfredton and Delacombe is easy to work in and is the least likely to need anything.

Climate and timing

Cold winters with frequent frost and a season that runs materially longer than Melbourne's. Ceiling heat loss is the dominant comfort problem in the period housing, and in a high-ceilinged Victorian weatherboard with nothing above the plaster it is severe rather than marginal, because the volume of air being heated is large and the surface losing it is the whole footprint of the house. Enquiries start early in autumn and continue right through winter rather than tapering after the first cold snap, which is a different pattern from metropolitan Melbourne. Summer matters much less here than it does in Bendigo or Shepparton.

The blockers here are the newer estates at Alfredton and Delacombe falling out on construction age, and period houses renovated in the last few years as the town has gentrified, which often brought downlights into the living areas at the same time.
