Access and local constraints

Estate streets are wide and parking is easy, so getting a vehicle close to the house is rarely a problem, which matters for a removal because the extraction line has a working length. The constraint is inside. Truss webs restrict movement across the roof space, and on a large single-storey estate house the distance from the hatch to the far corner is considerable when every metre is negotiated between members. Access hatches on newer builds are usually in a garage or a hallway, which is convenient. The older township housing at Werribee and Melton is the opposite on both counts, with tighter access outside and more room to work once you are up there.

Climate and timing

The western plains are exposed and windy, with hot summers and cold winters and very little shelter in the newer estates where the trees have not grown yet. Estate housing with large ceiling areas under dark roofs runs hot in January in a way owners notice immediately, particularly upstairs in the two-storey builds.
