Access and local constraints

Access is generally straightforward, with wide streets, room to work and conventional pitched roofs across most of the housing stock. Manholes are usually in a sensible position and the roof spaces can be moved through near the ridge. The real constraint is geography rather than any individual property. Warragul and Traralgon are far enough apart that travelling between two jobs in a day wastes most of it, so properties need grouping by town rather than by region, and a run through the Latrobe Valley and a run through Baw Baw are effectively two different trips.

Climate and timing

Cold and wet through a long winter, with high humidity and a real condensation risk in the older timber housing. This is one of the coldest parts of the catchment and the heating season runs long. Enquiries are comfort-driven and they start early. Warm indoor air meeting a cold roof space produces damp that owners frequently misdiagnose as a roof leak.

That is the core of the work here and it has almost no competition writing about it properly. Older township timber housing at Warragul, Trafalgar and Yarragon is similar. Damp-affected material is more common than elsewhere given the long wet winter, which turns top-ups into removals. Construction-age blockers are rare outside the newer parts of Warragul and Drouin, which gives this region the highest ratio of qualifying stock to competition in the state.
