Across the Bellarine the mix shifts to mid-century fibro and weatherboard holiday housing alongside recent coastal development at Ocean Grove and Clifton Springs.

Access and local constraints

Geelong is far enough from Melbourne that scheduling works differently, and a run of several properties in one trip is worth organising rather than treating each as a separate job. Period housing through Newtown and Geelong West has narrow roof voids and limited crawl room, with hatches often in a hallway below an original ceiling. The postwar housing at Corio, Norlane and Belmont is straightforward, with conventional roofs and proper working room. Coastal exposure across the Bellarine affects the condition of fixings and anything metallic in the roof space, which is worth inspecting while the space is open rather than afterwards.

Climate and timing

Colder and considerably windier than Melbourne, with the exposure coming straight off the bay and very little to break it across the Bellarine. The holiday housing was built for summer and is uncomfortable through winter in a way that becomes obvious the moment anyone lives in it year round, which far more people now do. Enquiries run through autumn and hold through winter rather than tapering. The wind is the part owners underestimate, because a house that feels reasonable on a still day is a different building in a westerly.

Period housing through Newtown and Geelong West frequently has nothing at all above the plaster. Bellarine holiday housing usually has nothing either, having been built when nobody expected it to be occupied in July. The blockers are the recent coastal development at Ocean Grove, Clifton Springs and Armstrong Creek, a large share of which falls out on construction age, and renovation work through the gentrified parts of Geelong West and Newtown.
