Building in Bayside & South East
A wide mix, from St Kilda and Elwood apartments through Caulfield interwar brick to postwar and mid-century housing in Bentleigh, Cheltenham and Beaumaris. Salt air near the foreshore and a lot of unit stock through the inner part.
The housing stock
A genuinely wide mix. Apartments and walk-up units through St Kilda, Elwood, Balaclava and Elsternwick, interwar brick through Caulfield, postwar brick veneer through Bentleigh, Moorabbin and Cheltenham, and mid-century housing around Beaumaris and Black Rock. The postwar brick is straightforward, with conventional roofs and easy working room. The mid-century stock is the opposite, with low-pitched roofs that give very little space to work in.
What changes the job here
- Significant Class 2 unit stock through St Kilda, Elwood and Balaclava
- Mid-century housing in the Beaumaris area often has low-pitched roofs with restricted access
- Postwar brick veneer further south generally has conventional roofs and easy working room
Access and local constraints
Unit stock through the inner part of this catchment frequently has no individual ceiling access, which is established over the phone before anyone travels. In the detached housing further south, access is generally good with driveways and reasonable side access. The Beaumaris low-pitched roofs are the real constraint, since a roof with barely any clearance at the eaves takes considerably longer to insulate properly and is much harder to extract from.
Climate and timing
Salt air near the foreshore affects fixings and anything external, though for ceiling work its relevance is mostly to the condition of what is already up there. Otherwise standard metro conditions. Enquiries here run to a school-term rhythm more than a weather one, with owners planning work for the term break rather than reacting to the first cold snap.
What we are usually asked for here
The postwar brick veneer through Bentleigh, Moorabbin and Cheltenham is the core of the work here and commonly has thin original material or nothing. The mid-century houses around Beaumaris often have nothing at all, having been built before it was standard. The most common blocker in the inner part is building class, since a sole occupancy unit and a house are treated differently, and in the southern part it is a recent renovation, which is very common through Bentleigh and Hampton.
Check if your ceiling qualifies
We look at what is in your roof space now, the light fittings, and when the house was built, and tell you where you stand. No cost, and no obligation if the answer is no.
We reply the same business day.
